If you recently bought a house to flip, you may be wondering how you'll ever get the renovations completed and get it back on the market quickly, let alone within a tight budget. Here are three ways you can get the work done faster and cheaper and still have the house look great.
Self-Adhesive Floor Tiles
Vinyl flooring isn't always everyone's first choice, but it's a great option if you have a small budget to work with and want to change a floor quickly. New self-adhesive vinyl tiles make this a relatively easy DIY job, and you can use them in the kitchen, bathroom, laundry room, or play room, where easy-to-clean surfaces will be appreciated.
Make sure you remove any wooden borders or trim first, and clean the underlying floor. Peel-and-stick vinyl tiles can be laid over concrete, vinyl, or a plywood underlayment.
Lay out your tiles first before peeling off any adhesive backing. You want to work outward from the center of the room (use intersecting snap chalk lines to create a center point). Cut tiles as needed at the walls, and buy a few extra in case you make any mistakes.
RTA (ready to assemble) cabinets can save you thousands over semi-custom, and they are an ideal way to save money on a kitchen makeover if you're willing to put in the labor. You can also use RTA cabinets in bathrooms and laundry rooms. All you should need for the assembly is a drill with a screwdriver bit, a hammer, and a wood vise.
Make certain the cabinets you choose are of plywood (no particle board) for better durability, and metal interlocking brackets for the frames are best. Drawers should have dovetail assembly and be of the soft closing, full extension type.
RTA cabinets come with all the various parts you'd want in a kitchen:
- wall and base cabinets
- oven and sink cabinets
- corner cabinets
- drawer cabinets
- pantry cabinets
- trash cabinets
- range hood fronts
- spice bins
- wine racks
- plate racks
- stem glass holders
- appliance garages
- microwave cabinets
Many companies will let you order a sample door, so you can see exactly what you're getting and match it to any other kitchen or bath elements. You can purchase RTA cabinets online.
If you have kitchen or bathroom tile that is in good condition but an undesirable color, try using tile paint to give it a facelift. This special expoxy paint, sold as part of a bathroom refinishing kit, will completely cover any tile in a couple of coats when used properly. Because it is an epoxy, make sure you wear gloves and a proper mask while using it.
You'll need to clean the surface you're painting first. As you apply the tile paint, you'll notice any brush strokes blending in quickly, and it goes on fairly uniformly. Once you have applied enough coats to cover your old tile color, let the tile sit at least the amount of time recommended by the manufacturer, if not longer to be on the safe side.
Flipping houses is costly and hard work. Why make it any more challenging than it has to be on either of those counts? Try one of these low-cost time savers, and be ready to move on to the next project.
